HOW DO I CONTACT YOU?

We operate online and are therefore contactable via email, after extensive feedback, we noted that this was the majority’s preferred method of communication. Our opening times are 10am-4.30pm , Monday to Friday.

HOW DO I SECURE MY ACCOMMODATION ?

We have made it really simple to secure your room. You can view your chosen room and property through the video provided on our Rooms page. You then add the room to your cart, complete the booking form and make the payment.

You will then receive a Booking Confirmation and required legal documents via email. You will also receive your AST (Assured Shorthold Tenancy Agreement) & Guarantor Agreement via email. We then arrange to provide your keys at the property for you.

WHAT IS THE HOLDING DEPOSIT FOR?

The holding deposit is capped at no more than one weeks rent of your room rent and is to secure your new accommodation.

It is then used against your rent or if you prefer refunded back to you.

Please note that your holding deposit capped at one weeks rent will be non-refundable and I will receive a confirmation that is hasn’t been refunded within seven days of the decision, should I:

1.provide false or misleading information

2.fail right to rent checks

3.withdraw from the booking/agreement

4.fail to take reasonable steps to enter into the agreement and or fail to respond to reasonable information requests within seven days.

WHAT RENT AM I RESPONSIBLE FOR?

You are only responsible for the rent of your room.

HOW CAN I BE ASSURED MY ROOM IS AS PICTURED

We are aware that there are unscrupulous people out there, advertising rooms that don’t exist. Our website is securely built and boasts military grade encryption. We are happy of course to provide full assurances.

WHAT’S INCLUDED?

Every room has a quality mattress, bed, wardrobe, chest of drawers and desk (if space permits). Each room also has curtains/blinds, carpet and light shades. Along with every property having complimentary broadband.

We also ensure each property has everything you need. The kitchen comes with all the essentials; kettle, toaster, microwave, cutlery, dinner set and glasses. There are also vacuum cleaners provided for your convenience..

Email us straight away and we will respond within the timeframes stipulated by Bristol City Council.

ARE BED LINEN ARE TOWELS INCLUDED?

Bed linen and towels are not included, but we sell a starter pack that includes duvet, pillows, pillow cases, duvet cover, sheet and a towel bale. You can add this to your order.
